Fears for pub future after sit

A PUB in Bishopsworth, thought to be the first opened in Bristol by the Courage brewery, has been sold and could be earmarked for redevelopment.

Brothers Shaun and Wayne Bridges, who are landlords of the Golden Cockerel in Lakemead Grove, Bishopsworth, were given notice on Tuesday that the pub had been sold and they had to be out within 28 days.

The two men have only run the pub since December 21 and said they had their own offer to buy it turned down.

They said pub company Admiral Taverns, which owns the establishment, was considering a second offer they had put in when they found it had been sold to someone else.

Now they are worried it will be sold for development and one of the last pubs in the area will be lost to the community.

Shaun Bridges, 43, of Dangerfield Avenue in Bishopsworth, said he and Wayne, 45, were "gutted" about the sale and didn't know what they were going to do.

Mr Bridges, a married father-offour, said: "My brother and I were given a six-month contract that we signed six or seven weeks ago.

"Admiral said that if they sold the pub we would have to go, so before we moved in we put in an offer of Pounds 250,000, which they rejected. Then in our first week we offered Pounds 235,000, and they said to my brother that we could have it for that.

"We were just getting the money together and were prepared to put our homes up as guarantees, and then on Tuesday they phoned up and said it was sold.

"A representative from Admiral came along and served us notice and told us we had 28 days to get out."

Mr Bridges said he and his brother had discovered on a website that the Golden Cockerel had been put on the market for about Pounds 195,000, and thought it would now be developed.

He said: "The day before that there were two surveyors in the pub garden and out in the road. We think it will be boarded and could be sold for development."

He sad the loss of the pub would be disastrous for the area.

Mr Bridges said: "It is a lovely pub, and it has always been there and brings the community together.

"We have no trouble in there and Admiral has just sold it under our noses. We were going to buy it and get it up together and looking beautiful.

"I feel gutted. It is not just me, but the 50 postcard printing or so other people who use the pub regularly. If it goes I don't know where Wayne and I are going to go, and there isn't really a pub left for the community."

Regular Paul Rich, 40, a scaffolder who lives in King George's Road in Bishopsworth, has been going to the Golden Cockerel since he was 18.

He said: "I think it is a real shame, as it is a valued part of the community. The nearest pub up the road is the Elm Tree, and that is populated by young people and is not a community pub.

"We are losing all our community pubs just to build flats. Where are the regulars going to go if we lose all the pubs?" A spokesperson for Admiral brochure printing Taverns said: "We have taken the decision to sell the Golden Cockerel as part of a review of our estate.

"While the current tenants expressed a verbal interest in purchasing the pub, no offer price

Plasma TV Mounting

Plasma Televisions have higher resolution than most conventional TV sets. and are capable of displaying full HDTV and DTV signals as well as from a computer.

Plasma screens have no scan lines due to the fact that each and every pixel cell has its own transistor electrode. This creates a smooth(Fake Rolex Ladies Watches). evenly lit image across the entire surface of the display. Most current plasma displays also include built-in line doubling to improve image quality from low resolution analog video signals.

Planning For Retirement In Turbulent Times Watch O

Planning For Retirement In Turbulent Times: Watch Out For Six Hazards That Can Torpedo Even The Best Retirement-Planning Process

For the last thirty years Fake Watches. I've devoted my career to helping improve the personal finances of families and households across America. This year. I have watched the very ground we stand on undergo a series of seismic shifts that have tossed most Americans' hopes and plans for finding eventual financial security into total disarray.
A
AThe bursting of the sub-prime credit markets. the stock market meltdown. and the accompanying credit crunch and recession that are now upon us could not be more alarming(Versace Wristwatch). especially for Baby Boomers who are approaching retirement.
A
AOf the 30 million "early Baby Boomers" who are currently aged 53 to 63. 62% admit to feeling financially unprepared to retire. It's easy to understand why. In fact. a Harris poll found that two thirds of Baby Boomers they surveyed said they believe the cost of living is too high to truly retire and never work again.
A
APlanning for retirement and living on a fixed income become profoundly difficult when inflation is on the rise and the markets are in turmoil. You've got to start now to have a way to make an ongoing income after retirement from your primary career.
A
AUnfortunately. retirement has become a do-it-yourself project. Twenty years ago. 80% of all workers at medium and large U.S. companies were covered by defined-benefit pension plans. That meant they knew they were going to receive a portion of their salary. every year. after they retired. usually adjusted upward annually to keep pace with inflation.
A
y 1997. that number had dropped to 50%. The latest figures show that just 21% of workers at all private companies are covered today by defined-benefit plans.
A
AThe situation has gotten far worse because U.S. property values have declined an average of 15% to 20% nationally since 2005. Most homeowners were banking on the ballooning equity in their homes to finance their debts and provide future financial security in retirement.
A
AMillions of Baby Boomers have just not adjusted to the new economic reality: that the primary responsibility for funding the retirement years has shifted from business and the federal government Watches Replica. directly onto the shoulders of workers themselves.
A
AIn addition(Chopard Wristwatch). six common hazards can torpedo even the best retirement planning and saving process. They include:
A
. Divorce-- one of the most common causes of retirement planning failure.
A
. Treating your house as your primary retirement vehicle (especially when housing values are plummeting).
A
. Investors nearing retirement get sweet-talked at seminars into buying property or other investments Wristwatch. sight unseen.
A
. Your withdrawal strategy may be unrealistically excessive.
A
. Not planning for longevity. A husband and wife who are 65 years old today have a 40% chance of one of them reaching age 95.
A
. Dumping all stocks and moving into bonds is an unbalanced(Replica Jaeger-LeCoultre Watch). outdated move that assures sub-par returns.
A
ATo truly prepare for a secure retirement. you've got to protect yourself against many complex risks Replica Watch. from the danger that inflation or falling markets will eat away at your assets(Paris Hilton Watches). to the strong likelihood that you'll need costly long term care. (Today(Breitling Watches Replica). 9 out of 10 people over 80 need some kind of help to take care of themselves). Ideally. you'll want to develop an ongoing income source through a passion or skill you can turn into a part-time business.
A
etermining an appropriate asset allocation is also crucial. You'll need to divide your money among stocks Chistina Louboutin Fake Watches. bonds lace wigs. and cash as a time-tested strategy for helping you pursue your financial goals and obtain safe investments.
A
AThe Baby Boomers Retirement Club (BBRC) offers advice and resources that Baby Boomers need to stay afloat in the current economic crisis and in the challenging years ahead. There are resources that can help you create and maintain an ongoing income stream. which is a critical priority. The tools and calculators at http://www.mybbrc.com can help you develop an intelligent and workable roadmap and financial plan for your retirement years.
